RESIDENTIAL FRAMING PROCESS

0. Pre - Frame Start

Foundation concrete has been poured, form boards wrecked, home site rough graded, material delivered.

1. Frame Start

Framing crew breaks into two smaller crews. One crew begins popping chalk lines, laying out walls, and squaring the house making sure everything is in order. The other crew begins separating and stacking material. Framing supervisor will check while work is in progress if everything is in order for the crew and make sure nothing more is needed in order for the crew to be effecient. 

Duration: 1 to 2 days​​

2. Wall Construction

Once house is laid out on foundation walls will begin to be built on the ground, lifted up in place, leveled, and braced. Once walls are finished ceiling construction will begin.

Duration: 3 to 5 days

3. Ceiling Construction

One story home -  Ceilings are built on top up walls once all walls are complete. Ceilings are built with nominal 2x lumber as the ceiling joist. Support beams commonly referred to as LvLs will be install at this time as well. These beams are engineered and designed to help carry the weight of the roof. 

Two and three story home -  The first floor ceiling is built with the second floor support that is structurally engineered. This building materials can be TJI's or web trusses depending on the engineers design criteria.

Duration: One story - 3 to 5 days, Two story - 4 to 6 days

4. Roof Construction

The roof system is made up of rafters. These rafters are built using nominal 2x lumber. The roof is supported by purlins and purlin braces that sit on top of load bearing walls and beams and with collar ties. Frame is now substantially complete and we are able to move into the next stage of framing. Cornice. 

Duration: One story - 3 to 5 days, Two story - 4 to 6 days

5. Cornice Start

Once frame is substantially complete a different crew will come out and install the exterior wall sheathing material. This can be any of a number of engineered products. Zip board and Zip tape, T-ply, or OSB and house or drain wrap. Once wall sheathing is complete, eaves and fascia are built in preparation for roof decking install.

Duration: One story - 2 to 3 days, Two story - 3 to 5 days

6. Roof Decking Install

Once the fascia's are installed the home is now ready for roof decking. Roof decking is a critical milestone to hit as it enables your roofer to dry the home in so the at the HVAC, Plumbing, and Electrical trades can start their work. 

Duration: One story - 1 day, Two story - 1 day

7. Punch Work and Sheathing Inspection Prep Work

The day after roof decking install is complete the framing crew will return to pull bracing and complete any items in order for the frame to be next trade ready. The cornice crew will come back and check their fastening schedule in order to pass the sheathing inspection.

Duration: One story - 1 to 2 days, Two story - 1 to 2 days

8. Inspections

Once all mechanical contractors have finished their work in the home a frame inspection will be conducted. If any deficiencies are marked on the inspection report we will send the framers back out to resolve the called out deficiencies.
